Forestry Mulching Cost in Ammon & Idaho Falls, ID (2026)
Cut Brush Team · October 16, 2026 · 5 min read
Forestry mulching around Ammon and Idaho Falls costs $1,500 to $4,000 an acre, and clearing big sagebrush or bank brush runs $1,500 to $2,500 an acre. For anyone who has just bought a raw acreage lot east of Idaho Falls, the more useful question is what that adds to the cost of building, and where in those bands the lot is likely to land.
At those rates, brush, small trees and stumps are ground into mulch on site, stumps end up flush with the soil, and nothing is hauled away. Full stump removal below grade, and cutting and hauling very large trees, are discussed and priced in your quote. Grading is not part of our price: we clear to the ground so a builder can grade. Small jobs start at a minimum charge of about $1,500, which is the floor for small work, not an extra added to an acre rate.
What Clearing Adds to a Homesite Budget
A raw lot here comes with bigger costs: the land, the house and a private well. Clearing is usually a smaller line than any of those, but it comes first, and it is easy to leave out until the builder asks who is opening the site.
Start by listing what has to be open before the first stake goes in: the footprint and yard, the drive from the road, a cleared route for power, the well and the septic, and any shop or pole barn. Lot preparation is priced at $1,500 to $4,500 per acre equivalent, so what you are paying for is the area those pieces cover, not the whole parcel. On a five-acre lot where the house, drive and yard take a little over an acre, the rest of the sagebrush can stay as it is.
| What the lot holds | Band per acre | Why it lands there |
|---|---|---|
| Open big sagebrush on level ground | $1,500 – $2,500 | Light stems, easy footing |
| Brush along a ditch or pond edge | $1,500 – $2,500 | Narrow strip, priced by its share of an acre |
| Volunteer trees or an old windbreak, mulched | $1,500 – $4,000 | Thicker stems, more passes |
| House site, drive and utility route | $1,500 – $4,500 (acre equivalent) | Cleared to the ground for the builder |
| A lot grown up in trees, cleared to a set finish | Up to $4,500 | Priced as land clearing |
The well driller, the septic installer and the builder each price their own work. Our quote covers the clearing only, written for the finish you choose, and you can see all four bands on the Ammon pricing page.
Gravel, Basalt and the Stump Question
Two soils common around Ammon explain why stumps get their own line in the quote.
The river terraces. The Bannock series covers terraces of the upper Snake River Valley, mostly farmed under irrigation. It is loam over loose gravel and sand that starts 25 to 40 inches down.
The lava plains. The Polatis series formed in windblown silt over basalt, with bedrock 20 to 40 inches below the surface. It is extensive on the loess-covered lava plains of southeastern Idaho, including around Moreland.
A mulching head works at the surface on both and grinds stumps flush, so neither the gravel nor the rock touches the price of mulching. Digging stumps out below grade does meet them, which makes it slower work. Ask your builder before the quote whether stumps under the footprint must come out or can stay flush under the pad they will build. Where they must come out, that work is priced in the quote; where they can stay, the job stays inside the mulching band.
Sagebrush Lots and Thicker Growth
Big sagebrush is the native cover on both soils, and a lot of open sagebrush is the lightest clearing in this area.
Thicker growth costs more for plain reasons: bigger stems, more passes and more care around the trees you are keeping. An old windbreak that has gone ragged or a stand of volunteer trees along a field edge can push an acre toward $4,000.
Growth along water is the other case. Saltcedar is on Idaho’s containment list and grows on ditch banks, pond edges and reservoir shores; it sprouts back from its roots unless the fresh stumps are treated. That treatment is a licensed applicator’s work, priced by the applicator, and our Idaho saltcedar removal guide sets out the visits a bank stand needs.
Fitting Clearing Into the Build Calendar
Clearing goes best ahead of the builder. Two timing questions come up on new lots here.
Winter. The Polatis ground gets 2 to 4 feet of snowfall a year. A lot cleared in fall and left under its chips through the winter keeps its soil in place until the builder arrives; a lot the builder will start on within weeks is better taken down to the ground.
Paperwork that belongs to the project. Disturbing an acre or more of soil, or being part of a larger plan that will, brings in Idaho DEQ’s construction stormwater permit. Inside Ammon, burning branches needs a burn permit from City Hall, and in the unincorporated county the commissioners closed burning on private land from 9 July to 30 September 2026. Mulching leaves nothing to burn, so neither rule affects our schedule.
Requirements vary by parcel, scope and jurisdiction, and the governing authority makes the determination. Statewide rules on burn season, timber and stormwater are in our Idaho land clearing cost guide.
Frequently Asked Questions
Is clearing a sagebrush lot cheaper than clearing trees?
Usually. Open sagebrush on level ground sits in the $1,500 to $2,500 band; volunteer trees or an old windbreak move into the mulching band, up to $4,000 an acre.
Do stumps have to come out where the house goes?
Ask your builder. Mulching leaves them flush at the surface. Where the plan needs them out below grade, that work meets gravel or basalt here and is priced in the quote.
Does the minimum apply to a small house site?
Small jobs start at the minimum charge of about $1,500. A house site that would come in under that at the acre rate is charged the minimum instead, with nothing added on top.
