Land Clearing Cost in Ammon and Idaho Falls, ID

Two things set the price of an acre around Ammon and Idaho Falls: what is growing on it, and how close it sits to water. Across Ammon and Idaho Falls, an acre of land clearing runs $1,500 to $4,500, and a small job starts at a minimum charge of about $1,500. Open sagebrush on a dry lot is light, steady work. Brush packed along a ditch, a pond edge or an old windbreak is slower, and stumps that must come out below grade meet gravel or basalt. The ranges below help you set a budget; the quote fits them to your parcel.

You receive one written figure for the agreed result, and where a bank stand calls for a later visit to cut sprouts, that visit is priced apart so you can decide on it separately. Forestry mulching turns brush, small trees and stumps into mulch on site; stumps finish flush with the ground and nothing is hauled away. Full stump removal below grade, and cutting and hauling very large trees, are discussed and priced in the quote. Grading and build pads are not part of our price; we clear to the ground so a builder can grade. Any herbicide in the plan is a licensed applicator's work.

Ammon and Idaho Falls Rates by Type of Work

Forestry Mulching

$1,500 – $4,000 / acre

Sagebrush, brush and young trees ground into chips where they stand. Open sagebrush on a level lot sits near $1,500 an acre; a closed stand of volunteer trees or a dense thicket on a bank climbs toward $4,000.

Sagebrush & Bank Brush Clearing

$1,500 – $2,500 / acre

Big sagebrush across an acreage parcel, or brush and saltcedar along a ditch, pond edge or fence line, worked around the trees you are keeping. A narrow bank is measured by the fraction of an acre it takes up.

Land Clearing

$1,500 – $4,500 / acre

A whole parcel taken to the finish set in your quote. Scattered sagebrush and a few volunteer trees sit low; a lot grown up in trees and cleared to the soil sits at the top. Stumps are ground flush, and digging them out below grade is a line of its own.

Lot & Homesite Prep

$1,500 – $4,500 / acre equivalent

The house footprint, a shop, the drive and a cleared route for power, well and septic on a new acreage lot. We finish at ground level; grading and the pad are your builder's job.

Small jobs start at a minimum charge of about $1,500. The mulcher arrives on a trailer whatever the size of the job, so a single ditch run in Iona or a sagebrush corner in Ucon is charged the minimum rather than an acre rate plus a fee. Larger work is priced by the acre within the bands, and a second patch or a neighbor's stretch of the same ditch done on that trip makes better use of it.

What Moves an Ammon or Idaho Falls Quote

Sagebrush or trees

Big sagebrush is the native cover on the common soils of this valley, and an open stand of it on level ground is the quickest work we do. Volunteer trees along a field edge, an old windbreak gone ragged or a thicket that has closed over a ditch take more passes, so the same acre moves up its band as the stems get thicker and closer together.

What lies under the topsoil

Loose gravel and sand lie 25 to 40 inches down in the Bannock soils of the river terraces, and basalt 20 to 40 inches down in the Polatis soils of the lava plains. A mulching head works at the surface and never meets either. Pulling stumps out below grade does, which is why that work is discussed and priced in the quote rather than folded into the acre rate.

Ditches, ponds and banks

Brush along water usually sits higher in its band than the same growth on open ground, because the machine works a narrow strip and picks its way along the edge. Where a ditch or canal sits inside an irrigation entity's easement, Idaho Code 42-1209 requires its written permission before work starts. That does not change our rate; it can change the start date.

Burning rules and the calendar

Mulching leaves nothing to burn, so Ammon's burn permit and the county's summer burn ban do not touch the price of a mulched job. Weather does affect the calendar: the lava plains get 2 to 4 feet of snowfall a year, so a winter start depends on how the ground lies that week.

Getting the machine in

A gate wide enough for a truck and trailer and a dry lane to the work keep the hours on clearing. Irrigation pipe, a crop standing between the road and the brush, a narrow side yard or patches spread across a large parcel all add time. Expect a question about the route in when we call about the quote.

Ammon Pricing Questions

Most work runs $1,500 to $4,500 an acre. Open sagebrush on level ground usually prices near the bottom and a treed lot taken down to bare soil near the top, though one acre may fall at any point in its band depending on the stems, the access and the distance to water. The $1,500 minimum marks where small jobs begin; it is not what a typical acre costs.
Not for mulching, which grinds stumps flush at the surface and never digs. It matters when stumps have to come out below grade for a foundation or a drive, because that work meets the gravel or rock. That part is discussed and priced in the quote. The Ammon and Idaho Falls forestry mulching cost guide explains how it fits into a homesite budget.
Per acre, a bank stand usually falls in the $1,500 to $2,500 sagebrush and bank brush band, and a dense old stand across a wider bottom prices as forestry mulching. The added cost comes later: saltcedar sprouts back unless the fresh stumps are treated, and that treatment is a licensed applicator's work, priced by the applicator. Our Idaho saltcedar removal guide sets out the visits.
The same four bands apply from Rexburg and Sugar City to Blackfoot and Moreland. Distance, access and what is growing decide where in the band a job falls, exactly as in Ammon. The towns, soils and local rules are summarized on the Ammon land clearing page.
