Land Clearing Cost Per Acre in New Jersey (2026 Guide)
Cut Brush Team · October 9, 2026 · 7 min read
You have a wooded New Jersey lot in the Highlands, an old Hunterdon field gone to tree of heaven, or pitch pine and scrub oak on Pine Barrens sand, and you want a figure before anyone walks it. Our crews in New York’s Hudson Valley, just over the line from Sussex and Passaic counties, clear this kind of ground for $1,500 to $4,500 an acre, and that is the budget to use for New Jersey land, based on the prices they publish.
At a glance:
- Hedgerows, field margins, understory under oaks you keep: $1,500 to $2,500 an acre
- Brush and saplings mulched where they stand: $1,500 to $4,000 an acre
- Whole parcel, heavy stems, stumps pulled or debris hauled: up to $4,500 an acre
- Burning: no plant life may be burned for disposal; the land clearing burn permit is for commercial farms that keep the land farmed five years
- Erosion plan: clearing over 5,000 square feet for anything but farming needs a plan certified by the soil conservation district

| Homesite, drive and utility path | $1,500 – $4,500 per acre equivalent | A building site cut from wooded land, priced as one project |

Where these numbers come from. Each band is copied from our Hudson Valley pricing page, the closest market where we publish prices. Getting a tracked machine onto any property costs the same for one hour of work as for eight, so a single visit carries a practical floor near $1,500.
What Changes the Price of a New Jersey Job
Nothing goes on a fire. N.J.A.C. 7:27-2.3 forbids disposing of “any type of plant life by open burning.” Every exception runs through a permit. The land clearing permit needs the owner’s affidavit that no other disposal works and that the ground stays in commercial agriculture for five years. It goes only to bona fide farm operations, never homeowners, and never where the town bans burning. On a house lot every stem is mulched where it falls or trucked away, and trucking costs more.
Hauling runs through a quarantine. All 21 counties sit inside the state’s spotted lanternfly quarantine. Its regulated articles include “logs, stumps, or any tree parts”, and a business moving them needs a Department of Agriculture permit. That is one more reason chips left on the ground usually beat a haul-off line on a quote.
Stumps are the wetland trigger. In freshwater wetlands, cutting trees and physically removing vegetation are regulated, and the rule says outright that pulling stumps is not exempt and needs a permit. Around those wetlands lie transition areas, 150 feet wide beside exceptional resource value wetlands and 50 feet beside intermediate ones, where changing the existing vegetation pattern is regulated and clear cutting does not count as normal maintenance. Whether any cutting is allowed in a buffer is DEP’s call, not the bidder’s.
Tree of heaven answers a saw. Rutgers’ Plant and Pest Advisory warns that a tree of heaven cut without herbicide first can throw “potentially dozens” of sprouts and root suckers, some 50 feet away; it advises treating between mid-July and mid-October and waiting 30 days before cutting. Japanese stiltgrass, which Rutgers says invades forest edges and canopy gaps and leaves seed viable for up to five years, moves into the light a clearing opens. We would ask any bidder about the second season. Spraying is a separate line from a licensed applicator.
Farmland assessment. Woodland of five or more contiguous acres under a woodlot management plan can carry farmland assessment. Clear it for a house and the change to non-farm use brings rollback taxes for that year and the two before it. It is the assessor’s bill, but part of the same budget.
Pro tip: Before collecting bids, find out whether the parcel sits in the Pinelands, in the Highlands Preservation Area, or within 150 feet of a wetland. Each one changes the paperwork and the start date more than the brush changes the price.
Land Clearing Costs Across New Jersey
The Highlands and the northwest: Passaic, Morris, Sussex and Warren. The Rockaway soil, with its type location in West Milford, formed in gneiss till with a fragipan 18 to 40 inches down; gravel to boulders make up 5 to 40 percent of the upper soil and up to 65 percent below. Water perches on that pan in late winter and early spring, so frozen or dry months price better. Inside the Highlands Preservation Area, disturbing a quarter acre or more of forest is a major Highlands development under DEP’s rules even when nothing will be built.
The Piedmont: Hunterdon, Somerset and Mercer. Penn soils on reddish shale reach bedrock 20 to 40 inches down, and about three quarters of them have been cleared for crops, so most work here is old fields and hedgerows coming back rather than mature forest. That keeps many jobs in the lower bands.
The Inner Coastal Plain: Monmouth, Burlington and Camden farm country. Freehold soils, typed near West Freehold, are well drained loams formed in marine sediment carrying glauconite, and most are farmed for vegetables and fruit. Machines travel easily, so stem size and access set the price.
The Pine Barrens: Ocean, Burlington and Atlantic. The Pinelands National Reserve covers about 1.1 million acres, 22 percent of the state. Lakewood sand, typed in Ocean County, is excessively drained under pitch pine and oak, and a mulcher moves fast on it. On the flats, Atsion soils hold water 6 to 12 inches down all year under highbush blueberry and sweet pepperbush. Pinelands rules exempt clearing under 1,500 square feet from an application and keep development, clearing included, out of the 300 feet beside wetlands, so the workable part of a lot can be smaller than the deed.
Permits in New Jersey
Soil erosion plans. Under the Soil Erosion and Sediment Control Act, disturbing more than 5,000 square feet “for the clearing or grading of any land for other than agricultural or horticultural purposes” is a project that needs a plan certified by the soil conservation district. Building one single family home is not a project unless the application covers two or more, so ask the district how that reads for your lot. We clear; grading and permit filing stay with the owner and their dirt contractor.
Frequently Asked Questions
How much does it cost to clear an acre of land in New Jersey?
Budget $1,500 to $4,500. Hedgerows and understory sit at $1,500 to $2,500; mulching an old field or pine scrub runs to $4,000; stony Highlands ground taken to open soil reaches the top.
Can I burn brush from clearing land in New Jersey?
Almost certainly not. The land clearing burn permit goes only to commercial farm operations, for up to 25 acres that stay in commercial agriculture five years. Homeowners do not qualify, so plan on mulching or hauling.
Do I need a permit to clear trees on my property in New Jersey?
Above 5,000 square feet of disturbance for anything other than farming, expect a soil erosion plan certified by your soil conservation district. Wetland buffers, the Pinelands and the Highlands Preservation Area each add their own review, and your town may have a tree removal ordinance.
