Land Clearing Cost in Coralville, IA

Around Coralville, much of the land that needs clearing is timber that has filled in from below: buckthorn and bush honeysuckle grown thick under oak and hickory on the river slopes, or a pasture draw gone to brush and multiflora rose. What you pay to open that ground, or to clear a whole parcel, depends on how much stays standing, how dense the shrub layer has become, and how steep the ground is. The ranges below are for budgeting.

A written quote gives one figure for the agreed finish, and lists each sprout visit on a line of its own so you can take it or leave it. With forestry mulching, that figure means brush, small trees and stumps ground into mulch where they stood, stumps left flush, nothing hauled off. Taking stumps out below grade, or cutting and hauling very large trees, is talked through and priced in the quote. Grading and build pads are not part of our price: we clear to the ground so a builder can grade. Any spraying is for a licensed applicator.

Coralville Rates by Type of Work

Forestry Mulching

$1,500 – $4,000 / acre

Standing brush and trees ground to mulch where they grow. Young growth on level, open ground prices low; a closed timber stand with large stems on a steep loess slope prices high.

Buckthorn & Honeysuckle Clearing

$1,500 – $2,500 / acre

Buckthorn, bush honeysuckle and brush cut out from under the oak, hickory and walnut you keep. A pasture fence line or field edge counted by its acreage equivalent usually falls in this row.

Land Clearing

$1,500 – $4,500 / acre

A whole parcel taken to the finish written into the quote. Scattered brush in an old pasture lands near the bottom; a closed woodlot felled and mulched to ground level lands near the top. Stumps are ground flush; removal below grade is priced in the quote.

Lot & Homesite Prep

$1,500 – $4,500 / acre equivalent

A house footprint, drive and utility path opened on a wooded acreage, laid out with the stormwater question answered first. We clear to the ground so your builder can grade; build pads and grading are not part of this price.

A minimum charge of about $1,500 applies to each project. Hauling the mulcher out to a North Liberty backyard or a short fence line near Lone Tree takes the same trailer trip whether the work lasts a morning or a full day. For a small job that minimum is the entire price, never an extra fee on the per-acre rate; bigger jobs are priced per acre within the bands. Two or three small areas done in the same visit stretch it further.

Five Factors Behind a Coralville Price

How long the buckthorn has had

A scatter of young buckthorn and honeysuckle under the oaks goes down in one quick pass. A thicket that has stood for ten years is a wall of stems, and its seed stays alive in the soil for up to three years after. The mulching price covers knocking it down; the return trips for sprouts are listed as their own visits so you can see them.

Slope and the river breaks

The timber along the Iowa River, Clear Creek and the smaller draws grows on deep loess, often on steep side hills. A mulcher works those slopes slowly and across the grade, so a sloped acre costs more than a level acre with the same brush. Flat pasture edges are the quick ground.

Trees you want kept

Oak, hickory and black walnut are the trees owners here most often want saved. Working the head around each trunk is slower than a straight run, and the quote reflects it. Put flagging tape on every keeper before the price is set.

Whether the soil gets disturbed

Mulching leaves roots and soil in place. Pulling stumps, opening a drive or preparing a building spot that disturbs an acre or more brings Iowa DNR stormwater coverage, and inside Coralville the city asks for its own runoff permit. That rarely changes the rate per acre, but it can change the order of work and the finish in the quote.

Getting the machine to the work

Where a field lane or pasture gate lets the trailer unload beside the brush, the machine hours go into cutting. A narrow gate, a creek crossing, terraces or a long track around standing corn add time. The route in is one of the things we talk through when we call about your quote.

Coralville Pricing Questions

Budget $1,500 to $4,500 an acre for most jobs. Buckthorn and brush taken from under timber you keep falls toward the low end; a closed stand on a side hill mulched to the ground falls toward the high end. Any one acre can price anywhere inside its band, depending on what grows there and how steep it is. The $1,500 minimum is the floor for a small job, not what a typical acre costs.
Mulching is a single pass by one machine: stumps ground flush, chips left on the ground, the soil left as it lies. Full clearing deals with heavier timber and thicker stands, and those extra hours are why clearing tops out at $4,500 an acre while mulching tops out at $4,000. Stump removal below grade is priced in the quote when you need it; grading is not part of either. The Coralville forestry mulching cost guide explains the mulching number and how hourly quotes compare.
Buckthorn and honeysuckle under trees you keep sits in the understory row, $1,500 to $2,500 an acre. An old thicket with larger stems prices in the forestry mulching row, because of the stem count and the care around keeper trees, and both shrubs sprout back from the stump. Our Iowa buckthorn removal guide explains what each visit is for and what it costs.
A permit changes the order of work more than the rate. Ask the Coralville Engineering Department, or your city or county office elsewhere in the Corridor, what applies before the quote. Requirements vary by parcel, scope and jurisdiction, and the governing authority makes the determination. The local rules are summed up on the Coralville land clearing page.
