Land Clearing
Whole-parcel work, with the ending written into the scope instead of assumed. Three questions settle what land clearing means on a property: which stems come out and which stay, whether stumps are cut flush or dug out, and whether the cut material stays or leaves on a truck. Answer those three and two very different quotes usually turn out to describe different jobs.
Northeast Ohio adds a fourth question drier country can skip: when. These soils hold a water table inches under the surface most of the year, so opening a large area in April and then driving it is how a clean parcel becomes a repair job. Sequencing into the dry end of summer, or onto frozen ground, is part of the quote.
Right for turning woods into pasture, opening acreage for a barn or a drive, or taking a parcel that closed over twenty years ago back to open field. Wrong when the canopy is staying and only the floor needs cleaning out, which is understory work at a lower price. The acre governs the paperwork, and the permit guide has each one with its source.
Forestry Mulching
One tracked carrier with a rotary head, chipping standing brush and small trees on the spot. Nothing is pushed into a pile, nothing is loaded, nothing leaves the property. The head reduces what it takes to chip and spreads it across the soil surface as a mat, with stumps cut flush instead of dug out, so the root network stays where it is.
That finish suits this ground. The till underneath sheds water sideways rather than letting it through, and a perched water table sits within a foot of the surface for most of the year, so a chip layer spreads the weight of the machine and roots left in place hold a soft surface together. It also removes the disposal question in a state where burning land clearing waste needs Ohio EPA permission and the seasonal restriction closes daytime burning outside city limits for five months.
Right for woodlot understory, for shrub regrowth on ground you want opened rather than rebuilt, and for parcels where hauling material away would cost more than the clearing did. Wrong when you need bare soil to plant into, when the stems are heavier than a head can take, or when the ground has to end up as a compacted building pad.
Brush, Regrowth & Understory Clearing
The lightest scope we quote and the one most Northeast Ohio properties actually need. It covers the floor beneath a woodlot you are keeping, a field edge that has crept in for a decade, a fence line vanishing under rose canes, and back corners gone over to honeysuckle and buckthorn. The keeper trees are untouched and the ground underneath goes back to being walkable.
Because the material is sized for the head, this is efficient work, and several small scopes in one visit price better than the same scopes booked one at a time.
The limit worth stating plainly is that the plants here fight back. Amur honeysuckle, European buckthorn, autumn olive and multiflora rose all appear on the Ohio invasive plant list and all push new growth from cut stems, so a knockdown and a follow-up are two jobs. We say which category your ground falls into at the walk-through, and a later maintenance pass costs a fraction of re-clearing a thicket.
Lot & Homesite Prep
Clearing aimed at something being built: a house or shop envelope, the corridor a drive will run in, and the lines a well, a septic field or a power run needs. The clearing itself is the same work. What changes is that the finish has to suit whoever comes next, so the scope names where material goes and what state the ground is handed over in.
The local wrinkle is drainage. On till that perches water within a foot of the surface for much of the year, where water leaves once the trees that drank it are gone is not an afterthought, and neither is where the drive crosses a low spot. That thinking is cheaper inside the clearing scope than retrofitted around a finished pad.
One boundary to be clear about: cleared ground is not finished ground. Stumps cut flush leave roots in the soil, which helps a wet surface and does nothing for a footing, so grading and compaction are separate from clearing and priced that way. At an acre of disturbance the stormwater plan, the district review and state coverage all apply.

Fence Line Clearing
Brush and briars off the wire so a line can be walked, tightened and repaired. Out toward Grafton and Wadsworth the usual culprit is multiflora rose, which pulls a fence down slowly.
Brush Hogging
Mowing a field that has gone a season or two too long, while the stems are still soft enough for a mower deck. Once honeysuckle goes woody a mower rides over it and a mulching head finishes instead.
Invasive Species Removal
Amur honeysuckle, European buckthorn, autumn olive, multiflora rose and Japanese knotweed are all on the Ohio invasive plant list, and all resprout from a cut stem. We knock the standing growth down; a return pass belongs in the plan, and herbicide is a licensed applicator here.

Walking, riding and ATV routes through woodlots and back acreage. On till that holds water the route matters more than the width: a trail through a low spot is a mud hole from October to June.
Commercial Clearing
Pads, outparcels, laydown areas and access lanes. Once a commercial site crosses an acre of disturbance the stormwater plan and the district review both enter the schedule, so paperwork sets the start date.
Property Maintenance
A repeat pass on ground you want kept open. Shrubby regrowth is quick on these soils, so a parcel opened once and then left five years is most of the way back to where it started.
Tick & Snake Habitat Reduction
Thinning dense brush and leaf litter around a house, barn or paddock removes the cover rodents and ticks use. Honeysuckle thickets are the usual offender close to a lawn edge.
Defensible Space Clearing
Fuel reduction around a structure in a wooded setting: understory thinned, low limbs taken, brush pulled back off the building. Burning what comes out is the awkward part in Ohio, since land clearing waste needs Ohio EPA permission of its own.
Selective View Clearing
Opening a sightline to a lake, a ravine or a creek bottom while the trees that frame it are marked and left standing. Where a community has adopted a riparian setback, work near the bank is checked first: setbacks can run from 25 to 300 feet either side of a stream.
Food Plot & Shooting Lane Clearing
Plots, lanes and access on hunting ground through Geauga, Medina and Lorain counties. Put a plot on a rise rather than a flat, because seed sitting in a wet hollow on till will not establish.
Horse Pasture & Paddock Reclamation
