Brush and small stems ground where they stand, the mat left down to hold the surface. A recently thinned pine flat sits at the floor; twelve years of tallow and myrtle over it sits at the ceiling.
Regrowth & Understory Work
$1,500 – $2,500 / acre
Fence lines, pasture margins and the layer under standing pine. Often the best value on a tract where the timber is staying and only the floor needs opening.
Land Clearing
$1,500 – $4,500 / acre
The whole tract, with the ending written down. Cheap where the ground is already open, dear where grand trees have to be worked around and the surface left stable.
Lot & Homesite Prep
$1,500 – $4,500 / acre equivalent
Building pad, drive and service runs on coastal ground, with the drainage question answered in the scope rather than after the first storm. Grading is billed separately.
A half-acre job does not cost half of a one-acre job. There is a working floor around $1,500 on any visit, because the machine has to be hauled to the Lowcountry either way.
Five Things That Decide Where You Land in the Band
How wet the parcel gets, and when
This is the Lowcountry variable, and it is bigger here than vegetation. A well-drained sand terrace carries its seasonal high water table four to six feet down and only in late winter. A poorly drained flat a few hundred yards away carries its water table within about ten inches of the surface for roughly six months, November through April. The same machine walks one and ruts the other. Knowing which one you have moves both the price and the month we would rather be on it.
Whether the permit is settled
Charleston County asks for a stormwater permit above 5,000 square feet of land disturbance, about an eighth of an acre, and wants it in hand before the building permit. Each municipality runs its own version. Our rate does not move because of it. What moves is the calendar, and an unpermitted start is a stopped job, so we put the review time in the schedule at the quoting stage instead of discovering it later.
What has to stay standing
A grand tree in Charleston County is any tree 24 inches or greater in diameter at 4.5 feet, except pine and sweetgum, and it cannot be removed without its own permit. Protected trees start at 8 inches on non-single-family parcels, and the City of Charleston has its own version of both. Selective work around keepers is slower than an open pass, so the count and the position of the trees you are keeping is a genuine line in the price rather than a courtesy.
How old the regrowth is
On pasture and cut-over, how long the ground has been left tells us more than its size does. Four or five years of light stems is a travelling job for the machine. Twelve years, especially where Chinese tallow has got into the margins, puts wrist and arm thickness in front of the head and slows everything down. So the single most useful thing you can tell us on the phone is roughly what year the mowing or the last cut stopped.
Access, staging and what happens to the material
Getting a low-loader to the working face is its own line on a coastal tract: soft shoulders, ditch crossings, narrow sandy lanes and limbs hanging over the approach all eat time before a head ever turns. Disposal is the other half. Grinding in place keeps the material where it fell and deletes loading and hauling from the estimate. Burning is a notification and a procedure, not a free skip. Anything that has to leave the property is the line people underestimate most.
