What Moves a Quote on the Blackland Prairie

How much of the material has to leave

The first question on a Dallas quote and the one that moves it most. Texas generally prohibits outdoor burning, and the exception covering plant growth from landclearing carries an extra test in a county inside a designated nonattainment area: burning is allowed only where no practical alternative exists. Dallas-Fort Worth is a designated ozone nonattainment area, and only TCEQ can decide whether a request meets an exception. So the realistic choice is grinding the material in place or trucking it off. Mulching keeps it on site as cover; haul-off adds loading, trucking and disposal to the number.

What the clay is doing that week

Houston Black, the Blackland Prairie soil under most of this territory, is a Vertisol: the USDA series description records 40 to 60 percent clay, high shrink-swell potential, and cracks up to four inches wide reaching a foot or more down. Wet, that clay loads onto tracks and a haul road rutted in March is still rutted in June. Dry, it is hard enough to slow anything that has to get below grade. It is why a mulch mat is worth more here than a bare scrape, and why the same acre can price differently in different months.

Whether the brush comes back from the roots

Texas A&M Forest Service names Chinese privet, Callery pear, chinaberry, chinese tallow and tree of heaven among the invasive plants of North Texas, several of them spread by birds along fence lines. Cut the tops off and much of that returns with more light than it had. Mesquite turns on the bud zone: Texas A&M AgriLife is explicit that removing the root crown below it makes resprouting much less likely. A single pass is a different purchase from a pass plus a maintenance plan, and we price them separately.

Trees the city counts

Inside Dallas, Article X protects a tree of eight inches caliper or more unless it is on the code's exempt species list, and the tree division does not reach lots under two acres in single-family or duplex use. Where a protected tree is involved, an application goes to the building official with a tree survey and replacement trees must equal or exceed the caliper removed. That is an owner obligation rather than a line on our invoice, but it changes the timeline, so it gets settled before a machine is booked.

Gates, cattle guards, culverts, low limbs and a soft entrance all burn hours before clearing starts.
