Land Clearing Cost in Bella Vista, AR
A Bella Vista job is usually one wooded lot: oak and hickory overhead, years of brush and vines below, and cherty limestone not far under the leaves. Clearing it means answering to three rulebooks, the city, the property owners association and the state, and working around rock that is hard on equipment. The ranges below also apply out to Gravette, Centerton, Pea Ridge and Siloam Springs, and over to Springdale and Eureka Springs.
You get one written price that names the method and the finish. Forestry mulching grinds brush, small trees and stumps into mulch where they stand, leaves stumps flush with the ground and takes nothing away. Full stump removal below grade and the cut and haul of very large trees are talked through with you and priced in the quote if you want them. Grading and the house pad are not part of our price; we clear to the ground so your builder can grade. Anything not included, such as a later pass for regrowth, is listed, and the price holds once work starts unless you add to it.
For the whole state, see our Arkansas land clearing cost guide. City, POA and ADEQ steps are in the Bella Vista permit guide, how the work is done is on the Bella Vista services page, and karst ground and wooded lots are covered on the Bella Vista land clearing page.
Wooded Lot Prices in Northwest Arkansas
Forestry Mulching
$1,500 – $4,000 / acre
Undergrowth, saplings and stumps reduced to mulch on the lot, with the roots left holding the soil. Light brush on level ground costs least; thick growth with larger stems on a cherty slope costs most.
Wooded Lot Understory Clearing
$1,500 – $2,500 / acre
Vines, brush and small trees taken out beneath the oak and hickory canopy you want to keep. A lot or a back acre of open woods with a thick lower layer generally prices in this row.
Land Clearing
$1,500 – $4,500 / acre
The whole parcel cleared to the finish written into your quote. A few small trees on open ground keep it near the floor; dense hardwood on rocky ground pushes it toward the ceiling. Below-grade stump removal and haul-off of very large trees are priced in the quote when wanted.
Lot & Homesite Prep
$1,500 – $4,500 / acre equivalent
Space for a house, a driveway and a utility path opened on a wooded lot. City and property owners association steps come first; we clear to the ground and your builder grades the pad.
A quarter acre in Little Flock and a long day of work near Pea Ridge begin with the same trailer trip, so small projects carry a minimum close to $1,500. Clearing two or three spots in one visit, or teaming up with a neighbor, is the easiest way to get more out of it.
Where a Bella Vista Lot Lands in Its Band
Karst and chert under the trees
Bella Vista sits on the Springfield Plateau, which the Arkansas Game and Fish Commission describes as cherty limestone of the Boone Formation where sinkholes and caves are common. Chert at or near the surface chips and dulls mulcher teeth, so the operator slows near ledges and loose rock, and that time is in the figure. If a sinkhole or an open void turns up during the work, the machine stops until it has been looked at.
Density of the undergrowth
Brush to the knee under an open canopy is a fast pass. Years of vines and saplings crowding in under the oaks make a wall of stems, and each stem is machine time. Larger trees are dropped first and their tops ground where they fall, which takes longer again.
Grinding versus ripping out
The city planning FAQ says tree removal that disturbs the ground, such as pushing stumps over or ripping out roots, needs a permit, while stump grinding does not as long as the ground is not disturbed; the city makes that call on each lot. Mulching grinds brush, small trees and stumps on site, leaves the stumps flush and hauls nothing away. Taking stumps out below grade or hauling off a very large tree is priced in the quote if you choose it, and grading is left to the builder.
One lot, one trip
Our crew trailers the machine to every job, and a single lot costs about the same to reach as a bigger tract. That is why the working floor for a project sits close to $1,500. Neighbors who group their lots, or an owner who adds a second area, get more cleared from the same trip.
City, POA and state steps
Any land alteration inside city limits needs a Grading and Erosion Control permit, and the owner or contractor first earns a free Stormwater Management License through an online course of two videos and a ten question quiz. The planning office at 101 Town Center answers on 479-876-1255. The property owners association is separate: cutting trees on Common Property needs its permit. Outside the city, Benton County Planning (479-464-6166) handles the unincorporated areas, and ADEQ stormwater coverage applies from one acre. None of this raises the per-acre rate, though it can move the start date.
