Land Clearing & Forestry Mulching Across Bella Vista and the Northwest Arkansas Ozarks

Cut Brush clears overgrown land for owners around Bella Vista, AR, from Gravette and Pea Ridge to Bentonville, Rogers, Springdale and Eureka Springs. That might be a wooded lot grown shut, a back acre swallowed by brush, a fence row you want to see again, or a homesite on a wooded hillside.

Most of the work is forestry mulching. Brush, saplings and small trees are ground into mulch where they grew, in one trip over the ground, so there is no pile to burn and nothing to haul. We also offer land clearing, wooded lot understory clearing, and lot and homesite prep.

We serve Benton, Washington and Carroll counties. Bella Vista sits on the Springfield Plateau of the Ozarks, where the Arkansas Game and Fish Commission describes cherty limestone soils, oak and hickory woods, and common karst features such as sinkholes and caves. This area is served from outside rather than from a yard in Benton County, so photos, a parcel map and a clear goal set the scope before anyone travels, and nearby jobs can share the trip.

Sound Familiar?

  • A wooded lot so grown up you cannot see where the corners are
  • Brush and vines swallowing the back acre or the fence line
  • A building spot hidden under saplings and tangle
  • A lot with a notice on it and a deadline to clean it up

Cut Brush Delivers

  • Understory ground to chips, with the oaks and hickories left standing
  • Fence lines and back acres opened up so you can use them
  • A house spot, drive and utility path cut through the trees
  • A cleared lot that is ready to inspect, sell or build on

Why Bella Vista Landowners Choose Cut Brush

A wooded lot here comes with neighbors close by, rock under the soil and more than one rulebook. Clearing it should take the brush out and leave the good trees and the ground alone.

  • No burn pile to manage. Mulching leaves nothing to stack, light or watch.
  • Good trees kept. The machine works between the oaks and hickories you flag, so the shade stays.
  • Per-acre bands in public. The Bella Vista pricing page lists the range for each kind of work.
  • Scope and price on paper. When we confirm we can take your job, both are written out before work starts.
  • Roots left in the ground. The chip layer and the roots under it hold thin, rocky soil in place.

The Arkansas land clearing cost guide gives the statewide picture. Bigger tracts and longer jobs suit a trip from outside the area best, though a single lot is still worth asking about.

What to Know Before Clearing Land in Bella Vista

The city, the POA and the state each ask different questions. The City of Bella Vista requires a grading permit for tree removal that disturbs the ground, and its planning office oversees disturbance under one acre. The Property Owners Association requires a written permit before trees on its common property are cut, and its Architectural Control Committee reviews buildings and exterior changes. Requirements vary by parcel, scope and jurisdiction, and the governing authority makes the determination. The Bella Vista permit guide sets out who to call.

Limestone, chert and karst change the method. The Springfield Plateau is underlain by cherty limestone, and the Encyclopedia of Arkansas notes that sinkholes are abundant in the Boone Formation beneath it. Chert wears mulching teeth and slows a machine, and a sinkhole or open void on a lot is a reason to stop and assess before more work. Mulching leaves roots and chips in place instead of exposing bare soil. Our guide to wooded lots on karst ground covers it in full.

One acre is the line to watch. Arkansas construction stormwater coverage from ADEQ applies from one acre of disturbance, with a notice of intent filed ahead of work at five acres or more. Below one acre, the city's own grading rules are the ones that matter inside Bella Vista. Outside city limits, the Benton County Planning Department is the office to ask.

Bella Vista Land Clearing FAQ

Often something is needed. The City of Bella Vista says tree removal that disturbs the ground, such as pushing stumps over or ripping out roots, requires a grading permit, and that stump grinding does not as long as the ground is not disturbed. The city also asks the property owner or contractor to hold a free Stormwater Management License first. Statewide, ADEQ stormwater coverage starts at one acre. Requirements vary by parcel, scope and jurisdiction, and the governing authority makes the determination. Our Bella Vista permit guide cites each rule.
It can. The Bella Vista Property Owners Association is separate from the city, and its policy requires a written Common Property Permit before any tree or vegetation on association common property is cut, with a stated charge of $250 per tree over 3 inches for violations. The Architectural Control Committee, a separate body again, reviews buildings, fences and exterior changes. Ask both offices about your lot. The permit guide lays out who to call.
Plan on $1,500 to $4,500 an acre for most scopes. Light understory on a level lot sits at the low end; dense growth on a rocky slope, or large trees mulched down to ground level, sits at the top. Every band is on the Bella Vista pricing guide, and the mulching figure is explained in the Bella Vista forestry mulching cost guide.
They can. The limestone under the Springfield Plateau is cherty and full of karst, and sinkholes and caves are common there. Rock wears mulching teeth and slows the machine, and any opening in the ground is a reason to stop and look before going on. Our guide to clearing wooded lots on karst ground explains what that means for a quote.
Three counties. Benton, with Bella Vista, Gravette, Centerton, Bentonville, Pea Ridge, Little Flock, Rogers, Decatur, Cave Springs, Highfill, Lowell, Garfield, Gentry and Siloam Springs. Washington, with Elm Springs, Springdale, Tontitown, Farmington and Prairie Grove. Carroll, with Eureka Springs and Berryville. If your land is in one of those counties, ask even when your town is not listed.
