Land Clearing Cost in Dover, NH

A lot of Seacoast clearing is a rescue of the woods rather than the removal of them: glossy buckthorn and brush grown up under white pine and oak you want to keep, often on clay that holds water much of the year. What you pay for that work, or for a full parcel, depends on how much stays standing, how thick the shrub layer has become, and whether the ground can carry a machine in the week you book. The ranges below are for budgeting.

Your quote comes back in writing as one figure for the finish we agree, with any return trips for buckthorn sprouts shown as separate lines you can accept or skip. The price covers forestry mulching: brush, small trees and stumps ground into mulch on site, stumps flush with the ground and nothing hauled away. Full stump removal below grade and cutting and hauling very large trees are discussed and priced in the quote. Grading and build pads are not part of our price; we clear to the ground so a builder can grade. Spraying stays with a licensed applicator.

Dover Rates by Type of Work

Forestry Mulching

$1,500 – $4,000 / acre

Standing brush and small trees ground to mulch where they grow. Young growth on firm, open ground prices low; a dense pine and hardwood stand with large stems or soft clay footing prices high.

Buckthorn & Understory Clearing

$1,500 – $2,500 / acre

Glossy buckthorn, brush and saplings cut out from under the white pine, oak and maple you keep. A stone wall line or field margin counted by its acreage equivalent usually falls in this row.

Land Clearing

$1,500 – $4,500 / acre

A whole parcel taken to the finish written into the quote. Scattered saplings in an old field land near the bottom; a closed woodlot felled and mulched to ground level lands near the top. Stumps are ground flush; removal below grade is priced in the quote.

Lot & Homesite Prep

$1,500 – $4,500 / acre equivalent

A house footprint, drive and utility path opened in a wooded lot, laid out around any wetland or shoreland buffer first. We clear to the ground so your builder can grade; build pads and grading are not part of this price.

Every project carries a minimum charge of about $1,500, because bringing the mulcher to a half-acre backyard in Somersworth or a stone wall line in Eliot costs the same for two hours as for eight. On a small job the minimum is where small projects start, not a fee added on top of the per-acre rate; larger jobs price by the acre inside the bands. Grouping several small areas into one visit gets more from it.

Five Factors Behind a Dover Price

Wet clay and the month you book

Low ground around Dover, Durham and Newmarket sits on poorly drained marine clay that holds water near the surface much of the year. In a wet month a tracked machine ruts it and every pass takes longer. Late summer, early fall and frozen ground are when the same acre goes fastest, so a flexible start date is often worth more than any discount.

How long the buckthorn has had

A few young glossy buckthorn stems under the pines go down in one pass. A thicket that has stood for years is a wall of stems, and ground invaded more than three years carries seed in the soil. The mulching price covers knocking it down; the follow-up cuts for sprouts are listed as their own visits so you can see them.

Trees you want kept

Most Seacoast owners want the best white pine, oak and maple left standing. Steering a mulching head between trunks takes more care than running straight through, and that time shows in the figure. Flag every tree you want kept before anyone prices the job.

Buffers and what the town allows

Near tidal water, rivers, ponds, streams and wetlands, Dover's zoning and the state shoreland rules shape where a machine can work and whether stumps can come out. That rarely changes the rate per acre, but it can shrink the area in the quote or add hand-selected cutting near the water, which is slower.

Getting the machine to the work

A woods road or open field edge lets a trailer unload close and keeps the hours on cutting. A narrow gate, a gap in a stone wall, a soft crossing or a long walk in over clay adds time. We go over the way in with you when we call about the quote.

Dover Pricing Questions

Plan on $1,500 to $4,500 an acre for most work. Cutting buckthorn and brush from under trees you keep is the lower part of that range; a closed woodlot mulched to ground level is the upper part. A single acre can land anywhere in its band depending on the growth and the ground. The $1,500 minimum is the floor for small jobs, not the usual price of an acre.
Mulching is one machine making one pass, with stumps ground flush under a chip layer and the ground left as it lies. Full clearing takes down heavier timber and denser stands, and the extra machine hours are why clearing reaches $4,500 an acre and mulching stops at $4,000. Stump removal below grade is priced in the quote when you need it; grading is not part of either. The Dover forestry mulching cost guide explains the mulching number and how hourly quotes compare.
Buckthorn and brush under trees you keep sits in the understory row, $1,500 to $2,500 an acre. An old thicket with larger stems prices in the forestry mulching row, because of the stem count and the care around keeper trees, and it sprouts back. UNH Extension describes three cuts in the first year and a possible second season. Our glossy buckthorn removal guide explains what each visit is for and what it costs.
Buffers change the area and the method more than the rate. Ask the Dover Planning Department, or your town office in New Hampshire or Maine, what applies before the quote. Requirements vary by parcel, scope and jurisdiction, and the governing authority makes the determination. The local ground and buffer picture is on the Dover land clearing page.
