Small jobs are priced by the trip more than the acreage. Bringing a tracked machine to a lot in Jacksboro or a field near Maynardville costs the same for a morning as for a full day, so the practical minimum for a project sits near $1,500.
Five Things That Move a LaFollette Price
How steep and how rocky
The Cumberland Mountains run straight through Campbell County, and many parcels near LaFollette, Caryville and Jellico sit on a real grade. A tracked machine climbing and side-hilling covers less ground per hour than one crossing a valley field, and rock ledges or loose stone slow it further. Photos taken from the bottom and the top of the tract help narrow the range before any visit.
Mine ground and what grew on it
Benches and slopes left from coal mining tend to carry dense autumn olive, black locust and lespedeza over compacted, stony fill. The shrubs grind quickly, but the footing is uneven and the stems resprout unless they are treated, so a quote on mine ground names the follow-up and its season. Return visits are priced separately.
Lake frontage and TVA land
On Norris Lake, the strip between a private lot and the water is often TVA shoreland, where trees in the 50-foot shoreline management zone may not be cut without TVA approval. That does not change our rate, but it can shrink the area we are allowed to touch and add time while the request is reviewed. Mention lake frontage when you ask for a figure, and if you already know where the TVA boundary runs, mark it on a photo or plat so any walk-through can start from it.
Permits and stream buffers
Inside LaFollette, the posted city permit form asks for a grading permit before any land disturbing activity and lists a 25-foot undisturbed buffer along free-flowing streams; confirm current rules with the city codes office. From one acre, state stormwater coverage can apply as well. None of that raises the per-acre rate, though a buffer can change the layout and a permit can move the start date.
Getting the machine in
Hollow roads, narrow bridges and long climbs from the county road to the work area all burn hours before cutting starts. A tract a trailer can reach from pavement costs less than one at the end of a rough mountain track. Wet creek bottoms and lake coves can also stall a job until they dry out.
