Land Clearing Cost in Madison, WV

Prices around Madison follow the shape of the hollow. In Madison, WV, clearing an acre runs $1,500 to $4,500, and a small lot is charged a minimum of about $1,500. Level ground along the creek, often half buried in kudzu, is quick work. A bench above it is usually fair going. The wooded side slope that climbs to the ridge is the slowest acre on the parcel. Plan with the ranges below, then let the quote place your parcel within them.

The quote states one price for the agreed finish in writing. Kudzu follow-up cuts are listed beneath it, one by one, and each is optional. On site, the mulcher reduces brush, small trees and stumps to mulch; the stumps end flush with the ground and no debris is hauled off. Full stump removal below grade, and cutting and hauling very large trees, are discussed and priced in the quote. Grading and build pads are not part of our price; we clear to the ground so a builder can grade. If herbicide is part of the plan, a licensed applicator does that part.

Madison Rates by Type of Work

Forestry Mulching

$1,500 – $4,000 / acre

Kudzu, brush and saplings ground into chips where they stand. Thin growth on a level hollow bottom sits near $1,500 an acre; thick young timber on a steep side slope climbs toward $4,000.

Kudzu & Understory Clearing

$1,500 – $2,500 / acre

Kudzu mats and brush taken off a bank or field edge, or cut out from under the trees you keep. A narrow roadside strip is priced as the share of an acre it covers.

Land Clearing

$1,500 – $4,500 / acre

A whole parcel or bench opened to the finish your quote describes. Brushy bottom ground lands low; a closed wooded slope cleared to the soil lands at the top. Stumps are ground flush, and taking them out below grade is a separate line.

Lot & Homesite Prep

$1,500 – $4,500 / acre equivalent

The house spot, drive and a route for power and septic opened on the flat part of a lot, with the floodplain question and the steep ground settled first. Our work stops at the surface; the grading and the pad are the builder's.

Small jobs start at a minimum charge of about $1,500. A single kudzu bank in Marmet or a brushy corner in Belle still means a trailer run up the valley and a machine to unload, so work of that size is charged the minimum, with no acre rate or fee on top. Past that point the per-acre bands apply, and lining up more patches for the same day stretches what the minimum buys.

What Moves a Madison Quote

Bottom, bench or side slope

Boone County is plateau country with little bottomland, so one parcel can hold three kinds of acre. The hollow floor is level and quick. A bench is usually workable. The side slope climbing toward the ridge is where a tracked machine moves slowest, so a slope acre costs more than a bottom acre carrying the same growth. Where you set the edge of the clearing changes the total more than the rate does.

How deep the kudzu runs

Kudzu can climb over brush and trees and hide everything under one green mound, including ditches, old fence wire and stumps. A light layer over grass mulches fast; a mat that has swallowed a stand of saplings is slower going and may price as forestry mulching. The return cuts that keep it down are priced on their own lines.

Stone in rebuilt ground

Reclaimed mine benches and fills are built from rock debris, and stone near the surface makes the mulching head ride higher and work slower. A bench can still be easier ground than the slope beside it. We look at it before we price it, not after.

Flood ground and permits

Grading, filling or excavating in a mapped floodplain needs a local permit, and Madison sits where two forks of the Coal River meet. Disturbing an acre or more brings in the state construction stormwater permit. They leave our rate alone, but they can change what part of the lot is worked and when.

The road in

A gravel pull-off with room to unload a truck and trailer is the easy case. A single-lane hollow road, a steep drive, a culvert crossing or patches scattered up the hillside all take time away from cutting. Expect questions about the route in when we talk the job over.

Madison Pricing Questions

Most work runs $1,500 to $4,500 an acre. Kudzu and brush on a level bottom tends to sit low and a wooded side slope cleared to the soil tends to sit high, but a single acre can land anywhere in its band, depending on what grows there, the grade and the stone. The $1,500 minimum applies to small jobs; it is not the going rate for an acre.
The acre rate is the same: vines over grass or brush sit in the $1,500 to $2,500 understory band, and vines grown over young trees price as forestry mulching. What kudzu adds is time: kudzu regrows from its root crowns, so the plan carries return cuts and, only if you want it, a licensed applicator's work. Our West Virginia kudzu removal guide explains the sequence.
No. Charleston, St. Albans, Logan and Oceana are quoted from the same four bands, and travel, the road in and the ground set where a job falls. Our territory, terrain notes and permit summary are on the Madison land clearing page.
We quote by the acre, for a finish written down before work starts, so a slow hour on a steep slope is our cost rather than yours. The Madison forestry mulching cost guide shows how to compare a day or hourly bid against that.
