Underbrush removal cost Colorado: thinned Gambel oak and pruned ponderosa pine with open ground between crowns

You love the ponderosa and the oak around the house, but you can see the oak clumps, low limbs and ground juniper a fire would climb to reach it, and you want them thinned without losing the trees. Underbrush removal in Colorado runs $1,500 to $2,500 an acre with Cut Brush, rising to $4,000 where a closed thicket is mulched outright. Our crew does this work across Denver, Jefferson, Douglas, Elbert, Adams and Arapahoe counties, and around Colorado Springs across El Paso, Teller and Fremont counties.

At a glance:

  • Our band: $1,500 to $2,500 an acre for understory and regrowth work under trees you keep, $1,500 to $4,000 where everything below the canopy is mulched, and a $1,500 minimum charge on small jobs.
  • The zones: the Colorado State Forest Service works in rings of 0 to 5 feet, 5 to 30 feet and 30 to 100 feet around a house, wider on steep ground.
  • Jefferson County code: since July 1, 2026, new homes and exterior work in the county’s unincorporated wildland-urban interface need defensible space checked by a county-approved Wildfire Mitigation Specialist.
  • Tax help: Colorado’s wildfire mitigation credit covers out-of-pocket costs up to $1,000 a year for tax years 2025 through 2027, on land in the wildland-urban interface.
  • Burning the slash: prohibited in the seven Denver and Boulder metro counties from November 1 to March 31, with some exemptions.

Most of the defensible space work we price is one or two acres around a house. Around Colorado Springs, our crew works from our Colorado Springs market.

How Much Does Underbrush Removal Cost in Colorado?

Underbrush removal takes out what grows beneath the canopy and keeps the trees: ladder fuels, oak clumps, shrubs and dead material. We cut, prune and mulch in place wherever the rules allow chips to stay, with stumps flush with the ground and nothing hauled away; full stump removal and cut-and-haul for very large trees are discussed and priced in the quote. What is under your trees sets the price:

What is under the treesOur price per acreWhat it looks like after
Young fir and low limbs under ponderosa with an open floor$1,500 – $2,500Limbs pruned up, crowns spaced, the floor clear to walk
Gambel oak clumps thinned to spacing, not removed$1,500 – $2,500Clumps spaced apart, stems thinned, oak limbs lifted off the ground
Ground juniper mats, serviceberry and snowberry brush$1,500 – $2,500Low fuel gone from between the trees
A closed oak thicket mulched outright$1,500 – $4,000Thicket ground to a chip layer, kept back from the house
A homesite ring of half an acre or less$1,500 minimum chargeThe same trailer trip as a bigger job

Where these numbers come from. The bands are the regrowth and understory row and the forestry mulching row on our Denver pricing page, the price list our Colorado crew quotes from, and the same page sets the $1,500 minimum charge: the least a job costs, not a fee added on top. Our Colorado Springs pricing page carries the same bands. If you are pricing a whole parcel rather than the ground around a house, see the Colorado land clearing cost per acre guide.

What Changes the Price of Underbrush Work in Colorado

How hard the county wants the oak cut back. Douglas County’s wildfire permitting page lists what its Building Division most often asks for near a house: dead and dying trees out, 10 feet between crowns, limbs off to 10 feet, scrub oak removed from under the trees’ drip line, the remaining oak thinned to 3 to 5 feet between stems and its limbs lifted 2 to 3 feet off the ground. It says the aim is usually reducing fuel, not removing all of it. Thinning oak stem by stem is slower than mowing it flat, and it is why a Castle Rock lot costs more per acre than a ponderosa lot with an open floor.

Whether the brush comes back. CSU Extension’s Gambel oak page says cutting is followed by prolific sprouting unless the stumps are treated, and that serviceberry and snowberry sprout back just as hard. Its alternative to herbicide is mowing the sprouts every year. Stump treatment is a licensed applicator’s work, and CSU says it has to happen before the wood dries, usually within an hour of the cut, so the applicator needs to be booked for the day of the cutting.

Shrub spacing on a slope. The State Forest Service’s Home Ignition Zone guide spaces shrub clumps at least two and a half times their mature height apart and keeps each clump no wider than twice that height, so 6-foot oak means 15-foot gaps and clumps under 12 feet across. It calls those spacings minimums and wants more on slopes. On a steep Conifer lot, more distance means more stems out per acre.

Ground juniper and ladder fuel. The same guide says common ground juniper should come out of the 5 to 30 foot zone wherever possible, because it burns hot and holds dead material beneath it. Juniper mats and young fir under ponderosa are slow, low work, and they push an acre toward the top of its row.

Where the slash goes. Jefferson County’s slash yards charge $24 for each six-cubic-yard load, open from May 15 and turn away stumps. Douglas County’s GreenWorks yard in Sedalia takes brush free from residents but refuses contractor loads. Mulching in place, beyond 30 feet of the house, takes that hauling line off the quote.

Pro tip: Building in unincorporated Jefferson County? Book the Wildfire Mitigation Specialist’s first inspection before you book anyone to cut. The specialist lists what must be done and inspects again afterward, and clearing to that list once costs less than clearing to a guess and being sent back.

Underbrush Removal Costs Across Colorado

Jefferson County foothills. Evergreen, Conifer and Morrison sit in ponderosa and Douglas fir, with oak on the lower, drier slopes. Slope widens the zones and adds hours. For a walk through the rings on the ground, see our Denver foothills defensible space guide.

Douglas County and the Palmer Divide. Around Castle Rock, Larkspur, Sedalia and Franktown, oak is the fuel and the county’s spacing list sets the scope. Douglas County also runs a competitive wildfire mitigation cost-share for homeowners and HOAs. It pays after the work is done and certified by county staff, wants at least two detailed contractor bids and proof that half the cost was paid, and excludes mitigation a developer is required to do.

Plains edges in Elbert, Adams and Arapahoe. Around Elizabeth, Brighton and Bennett the job is usually shelterbelts and creek-side shrubs rather than forest. The ground is easy, so these jobs tend to sit at the low end of the row.

Colorado Springs and the Black Forest. In the Black Forest the same zone rules apply under ponderosa on deep sand, and around Woodmoor scrub oak is the ladder fuel under the pines. Our crew covers El Paso, Teller and Fremont counties through our Colorado Springs market.

The Western Slope. Piñon-juniper is treated differently in the state’s guide: thin to single trees and clumps of three to five with at least 10 feet between crowns, prune live limbs only up to 3 feet, and leave piñon and juniper uncut from April through October, when the piñon ips beetle is active. Tell us where the land is and our crew will tell you what we can do.

Defensible Space Codes, Tax Credits and Burning in Colorado

The zones. The innermost ring, 0 to 5 feet, should hold no flammable growth, mulch or slash, which is hand work and haul. From 5 to 30 feet the guide wants at least 10 feet between crowns and limbs pruned 6 to 10 feet up. From 30 to 100 feet crowns sit 6 to 10 feet apart with openings between clumps, and along a driveway it wants crowns 10 feet apart for 30 feet each side. Douglas County requires flammable material cleared within 15 feet of the house.

Jefferson County. The county adopted its Wildfire Resiliency Code on March 10, 2026, effective July 1, 2026, with a new WUI map in two classes. It covers new buildings and exterior work such as additions, deck rebuilds, re-siding and re-roofing in unincorporated areas, and it is not retroactive. The county charges no fee for the defensible space review; the owner hires the specialist and may do the work or hire it out.

Money. Colorado’s wildfire mitigation tax credit covers documented out-of-pocket costs up to $1,000 a year for tax years 2025 through 2027, subject to any income limit the department sets. Grants and cost-share payments do not count toward it. State Forest Service grants fund community projects, and a project that benefits only one landowner does not qualify.

Burning. Piling and burning needs a state or county permit, winter burning is prohibited in the seven metro counties apart from some exemptions, and Jefferson County issues burn permits only at 6,400 feet or higher. Our Colorado forestry mulching cost guide covers the full burn rules.

Frequently Asked Questions

What does defensible space cost per acre in Colorado?

With Cut Brush, $1,500 to $2,500 an acre for thinning and understory work, with a $1,500 minimum charge on small jobs. Most homesites treat one or two acres, and each acre lands in the band according to how thick the growth is. Closed oak thickets mulched outright run up to $4,000 an acre.

How far from my house does defensible space go?

The State Forest Service’s zones reach 100 feet on fairly flat ground, in rings of 0 to 5, 5 to 30 and 30 to 100 feet, and further on steep slopes. Douglas County requires flammable material cleared within 15 feet of the house.

Will Gambel oak grow back after it is thinned?

Yes. Oak, serviceberry and snowberry sprout from the roots after cutting. The State Forest Service suggests mowing sprouts at least once a year and retreating oak near the house every three to five years.

Is there money to help pay for wildfire mitigation in Colorado?

The state tax credit covers out-of-pocket costs up to $1,000 a year through 2027. Douglas County runs a competitive cost-share for residents and HOAs. State Forest Service grants go to community projects, not single properties.

Is underbrush removal the same as brush hogging?

No. A mower cuts grass and soft sprouts; it cannot thin oak to stem spacing or prune pine. For open fields and the yearly sprout cut, see our Colorado brush hogging cost guide.
