Land Clearing Cost in Colorado Springs, CO

Around Colorado Springs, fire mitigation on wooded lots shapes many clearing prices: scrub oak and ladder fuel thinned out from under ponderosa you want to keep, and a decision about where the ground-up material goes once the work comes near a house. Both take time that a straight run through open brush does not, so they show up in where a job lands. The ranges below cover that work and the heavier clearing jobs across El Paso, Teller and Fremont counties, from a Woodmoor lot to a brushy acreage out by Calhan.

After we walk the property you get one price on paper. It marks the pines that stay, shows how close to the house the chips are spread and how thin, and puts any later mow of oak sprouts on a line of its own, so you can see what the first visit buys. Forestry mulching grinds brush, small trees and stumps into mulch on site, with stumps flush with the ground and nothing hauled away. Full stump removal below grade and cut-and-haul for very large trees are discussed and priced in the quote. Grading and build pads are not part of our price: we clear to the ground so a builder can grade. We quote by the acre, never by the hour.

What each method does is described on the Colorado Springs services page, the statewide view is in our Colorado land clearing cost guide, and the local ground and permit picture is on the Colorado Springs land clearing page.

Colorado Springs Rates by Type of Work

Forestry Mulching

$1,500 – $4,000 / acre

Brush, scrub oak and small trees ground to chips where they grow. Scattered growth on easy, sandy ground prices low; a closed oak thicket on a steep, rocky slope with pines to work around prices high.

Scrub Oak & Understory Thinning

$1,500 – $2,500 / acre

Oak clumps, ladder fuel and elm volunteers taken out from beneath the trees you keep. A follow-up mow of oak sprouts in a later season is priced as its own line, not hidden in this one.

Land Clearing

$1,500 – $4,500 / acre

A whole parcel opened to the finish written into the quote. An open lot with light brush lands near the bottom; a wooded acreage with heavy stems and slope lands near the top. Full stump removal and cut-and-haul of very large trees are priced in the quote.

Lot & Homesite Prep

$1,500 – $4,500 / acre equivalent

A building spot, drive line and utility path opened through brush or oak on a wooded lot. The acre line for city or county stormwater permits is checked first. We clear to the ground so a builder can grade; the pad and grading are not part of our price.

A full acre lands anywhere in its band, depending on what grows on it. Very small jobs are different: bringing a tracked machine to a quarter acre in Manitou Springs costs about what it does for a full day near Peyton, so a project carries a $1,500 minimum charge. It is the least a job costs, not a fee added on top. Grouping a fence line, a lot corner and the oak behind the house into one visit is the simplest way to get more from it.

Five Factors Behind a Colorado Springs Price

How thick the scrub oak is, and what comes back

A few oak clumps under open pines go quickly. A thicket the machine has to chew through from end to end takes far longer, and the oak sprouts from its roots afterwards. The first pass is priced on the acre; the follow-up mow is a separate, smaller line, and our forestry mulching cost guide explains how often it comes round.

Sand, slope and rock under the machine

Around Black Forest the ground is the Kettle series, a deep, fast-draining sand weathered from arkose under scattered ponderosa, which a tracked machine crosses easily. Steeper, rockier ground toward the mountains is slower going and harder on the cutting teeth. The per-acre band does not change between the two; where your acre sits inside it does.

How close the work is to the house

The State Forest Service wants chipped slash kept 30 feet or more from a home, broken into patches rather than a continuous layer. Mulching right up to a deck therefore takes more care than mulching the back of a lot: a thinner spread, patches broken up, or some material moved. We note the house, outbuildings and propane tank at the walk-through.

Pines you keep and the way in

Thinning around healthy ponderosa takes longer than running straight through brush, and that time shows in the figure. So does access: a steep or narrow drive, a tight gate or a soft shoulder can decide how the trailer unloads. We mark the keeper trees and look at the approach when we walk the property.

Permits and what happens to the brush

City and county stormwater permits start at one acre of disturbance. They do not change our rate, though they can move a start date. Burning the brush needs an open burn permit, and none is issued under a fire ban. Mulching leaves no pile, so there is no burn or haul cost to add.

Colorado Springs Pricing Questions

Plan on $1,500 to $4,500 an acre for most work. Thinning scrub oak and understory under pines you keep is the lower part of that range; a dense thicket on steep, rocky ground or a whole wooded parcel is the upper part. A single acre can land anywhere in its band, depending on what grows on it; the $1,500 project minimum is a minimum charge for small jobs, not a fee added on top. A walk-through turns the band into one written figure for your own ground.
Mulching is one machine grinding standing growth where it stands, with stumps cut flush and the chips left as a mat. Land clearing is whole-parcel work with heavier stems and a finish named in the scope, and the extra machine hours are what carry it higher. Neither includes grading or a build pad. The Colorado Springs forestry mulching cost guide explains how to compare a per-hour quote with a per-acre one.
A lot full of young elm volunteers prices like understory work; a stand of saplings grown into a thicket prices like mulching. Elm roots resprout when the tops are cut, so a follow-up visit belongs in the plan, and cutting and hauling a mature elm too big for the mulcher is priced in the quote. Our Siberian elm removal guide sets out the plan and its cost.
Yes. The bands are the same statewide, and the ground decides where a job lands inside each one. Our Colorado land clearing cost per acre guide covers the statewide picture. Around Colorado Springs the swing factors are oak density and its regrowth, the ground under the machine, and how close the work sits to a house.
