Land Clearing Cost in Indianola, MS
In the Delta, clearing work is rarely a whole field. It is a fence row choked with privet, a strip of field edge gone to brush, a stand of timber along a bayou, a hunting tract or a house lot in Indianola, Ruleville or Belzoni. Those are the jobs these ranges are built for, across Sunflower, Washington, Bolivar, Leflore and Humphreys counties. Wet floodplain soil, how long the privet has been left and the field road in are what move a job up or down inside each band.
You get one written figure with the method and the finish named. Forestry mulching grinds brush, small trees and their stumps into mulch where they grow, leaves the stumps flush with the ground and carries nothing off the property. Stump removal below grade and the cut and haul of very large trees are talked over and priced in the quote if you want them. We clear to the ground; land leveling, ditches, levees, ponds and building pads are dirt work for others, so they are not in our price. Because privet resprouts, the quote also lists any later treatment visit on its own, and the number stays fixed once work starts unless you add to it.
The city and county offices to call are in the Indianola and Sunflower County permit guide. How each method works is on the Indianola services page, statewide figures sit in the Mississippi land clearing cost guide, and the Delta ground and towns are on the Indianola land clearing page.
Delta Clearing Rates
Forestry Mulching
$1,500 – $4,000 / acre
One tracked mulcher turning brush, small trees and stumps into chips that stay on the ground. Dry, open ground with light growth is cheapest; a closed thicket of bigger stems on soft bottomland costs the most.
Fence Row & Bottomland Clearing
$1,500 – $2,500 / acre
Privet and vine cleared out of fence rows, field margins and the woods along a bayou, with the good hardwoods left. A long, narrow strip is priced by the acres it adds up to.
Land Clearing
$1,500 – $4,500 / acre
A whole tract taken to the finish set out in your quote. Scattered young trees on firm ground price near the floor; heavy bottomland timber prices near the ceiling. Stump removal below grade, and cutting and hauling very large trees, are priced in the quote when you ask for them.
Lot & Homesite Prep
$1,500 – $4,500 / acre equivalent
The house spot, drive and utility path opened on an overgrown or wooded lot. Inside Indianola the floodplain and site development questions go to the city first, and the pad and grading go to your builder after we clear to the ground.
Short fence rows and small lots carry a minimum, because the trailer trip costs the same whether the machine works a morning in Moorhead or a full day near Inverness. Expect a floor near $1,500, and line up several rows or lots for one visit to get the most out of it.
What Sets the Price on Delta Ground
Floodplain soil and rain
The Delta is floodplain country, and after a wet spell a tracked machine on saturated ground moves slowly and can cut ruts. Booking for a dry stretch often saves more than any discount. On farm ground there is a second question: the Natural Resources Conservation Service makes wetland determinations, and under the Swampbuster rule, turning wetland into cropland after 23 December 1985 can cost an owner USDA benefits. That answer can shrink the area we clear; it never changes the rate.
Privet that has been left alone
Mississippi State University Extension says Chinese privet forms dense thickets in bottomland forests, along fence rows and where fields meet woods, and grows back from seed and from root and stump sprouts. A row cut a few years ago is a fast pass. A row nobody has touched in years is a solid wall of stems right up against the wire. Our price covers bringing it down; herbicide on the stumps and resprouts is a later visit by a licensed applicator.
Saving the big hardwoods
The Nature Conservancy counts about 4.4 million acres of the old 24 million acre Delta hardwood forest still standing, roughly 18 percent, much of it in small pieces. Most owners want their best oaks and other hardwoods kept. Steering the machine around them is slower than cutting straight through, and that time is in the price. The keepers are agreed before we put a number on the work.
Field roads, ditches and gates
Our crew hauls the mulcher in on a trailer, and the price is lowest when it can unload right beside the work. A long run down a field road, a ditch to cross or a gate too narrow for the machine uses hours before any cutting starts. Our crew talks through the way in when they call you.
Permits and burning
Inside Indianola the inspection department at 101 Front Street (662-887-2358) issues site development and floodplain permits, and a call tells you whether your scope needs one. Outside the city, the Sunflower County Board of Supervisors is the office to ask (662-887-4703); we found no published county clearing rule or fee. From one acre, state construction stormwater coverage can apply. A land clearing debris fire must sit 500 yards from an occupied home unless a forced-draft system is used, and farm or forestry burning needs a Mississippi Forestry Commission permit; mulching in place avoids both.
