Land Clearing Cost in Lincoln City, OR

On the central coast, the price of an acre comes down to what has grown on it and how wet the ground is when the machine arrives. A lot gone to Scotch broom and blackberry is fast, light work. A parcel where alder and fir have come up through the brush is slower, and a soaked hillside in a wet month is slower again. Most properties from Neskowin to Newport have some of each, and the four rows below cover them.

The written quote gives one number and states the method and finish it buys. Forestry mulching grinds brush, small trees and stumps into mulch on site, with stumps flush with the ground and nothing hauled away. Full stump removal below grade and cut-and-haul for very large trees are discussed and priced in the quote. Grading and build pads are not part of our price: we clear to the ground so a builder can grade. Herbicide on broom or blackberry regrowth is a licensed applicator's work and price, not ours.

Lincoln City Rates by Type of Work

Forestry Mulching

$1,500 – $4,000 / acre

A tracked mulcher turns broom, blackberry, brush and young trees into a chip layer on the spot; stumps end up level with the ground. Open broom on flat ground sits low in the range; thick alder and fir regrowth on a soggy slope sits high.

Broom & Blackberry Clearing

$1,500 – $2,500 / acre

Scotch broom and blackberry taken off pasture, fence rows and lot margins while your trees stay up. Long narrow strips are measured as the acreage they add up to, and most of them price in this row.

Land Clearing

$1,500 – $4,500 / acre

The whole parcel, brought to whatever finish the quote describes. Light brush with open space between sits low in the range; a solid stand of second-growth trees mulched flat sits high. Full stump removal below grade, or cut-and-haul for very large trees, is discussed and priced in the quote.

Lot & Homesite Prep

$1,500 – $4,500 / acre equivalent

Room for the house, the driveway and the utility runs opened on an overgrown coast lot or a wooded parcel. Grading and build pads are not part of our price: we clear to the ground so your builder can grade.

Where an acre falls inside its row depends on the growth on it. $1,500 is the minimum charge for a project, a floor and not an extra fee: hauling a tracked mulcher to a half-acre lot in Lincoln Beach or a fence row near Rose Lodge costs the same whether it runs a morning or a full day, so small jobs are billed at that floor. Two neighbours, or several small patches, on one visit make better use of it.

Five Factors Behind a Lincoln City Price

Broom and blackberry against young trees

Broom stems and blackberry canes go through a mulching head quickly. Alder, fir and other young trees that have grown up through the brush take longer, and a parcel where trunks you would need a saw for stand every few feet takes longest. What is growing is the single largest swing in a Lincoln City quote.

How wet the ground is

A tracked machine on soaked coast soil works slower and leaves ruts. At the Newport weather station an average January day brings about ten times the rain of an August day, so the same acre can take more hours in a wet month. Most clearing here is booked for summer and early fall, and the quote assumes workable ground.

Slope and the way in

Lots above the beach towns and parcels up the Coast Range valleys can be steep, and a narrow drive or a soft shoulder limits how a trailer gets in. A level lot near Neotsu or a pasture near Siletz usually prices below the same growth on a hillside above Depoe Bay, and our crew talks through slope and access with you.

Which trees you keep

Keeping the bigger trees, or a green screen along the road, usually saves money over grinding them and leaves the lot looking lived in. Steering around trunks is slower than driving straight through, so mark the keepers before the price is set.

Permits and what happens to the brush

Lincoln City regulates tree removal inside the city, Lincoln County covers the rest, and disturbing an acre or more of soil brings in DEQ's 1200-C stormwater permit. None of these changes our rate, though any of them can move a start date. Burning clearing debris near Lincoln City or Newport needs a DEQ letter permit; mulching leaves no pile, so there is nothing to permit.

Lincoln City Pricing Questions

Most coast jobs come in between $1,500 and $4,500 an acre. Broom and blackberry on a fence or field edge price toward the bottom; a thick stand of young trees mulched flat prices toward the top. A mulching job is a single machine on a single pass, leaving stumps level under the chips and the soil undisturbed. Full clearing handles heavier stands and bigger trees and works to a finish you specify, which may add stump removal below grade or cut-and-haul for very large trees, discussed and priced in the quote. More machine time is the difference between the two ceilings, and your quote names which one it covers. The Lincoln City forestry mulching cost guide explains the mulching figure.
Usually not: an acre of broom tends to land in the $1,500 to $2,500 row, since the stems are thin and grind quickly. What adds cost is the follow-up: broom seed lasts ten years or more in the soil, so plan a check for seedlings the next season or two. Our Scotch broom removal guide sets out the timing.
Rarely, this close to town. Oregon's open burning rules bar burning land clearing debris within three miles of Lincoln City or Newport unless DEQ issues a letter permit, and hauling brush off a coast lot costs trucks and dump fees. Mulching in place leaves no pile and is part of the per-acre price.
