What Moves a Quote in the Midlands
Which acreage tier the project lands in
South Carolina gates land disturbance by acreage. Under an acre in a non-coastal county means a notification form and a letter of exemption once coverage is ruled out. One to two acres means Construction General Permit coverage in hand before any clearing, grading, or excavating begins, with a simplified plan and a SWPPP. Above two acres there is another tier. This rarely changes our rate; it decides when we can start, which is why it is settled at the walk-through.
Whether the parcel is part of a larger plan
This is the one that surprises people. A site inside a larger common plan of development or sale needs the full notice of intent no matter how small the individual piece is. A half-acre lot in a subdivision is not treated like a standalone half acre. If your parcel is part of something bigger, say so early.
Sandhill upland or stream bottom
The Sandhills belt is ancient coastal dunes stranded inland, with sandy soils drawn from coarse marine sediments. Sand drains and lets a machine work fast. The narrow hardwood floodplains along the streams hold water and slow everything considerably. On a tract spanning both, the two ends genuinely price differently.
Pine stand or mixed growth
Planted pine with an understory closed in underneath is efficient work: the overstory stays and the drum takes what is below it. Mixed hardwood regrowth with larger stems takes longer per acre. What is standing decides the hours more than the acre count does.
Access and staging
Long sandy drives, gates, culverts, and low limbs over the approach burn hours before clearing starts. A tract a trailer can reach straight off a county road prices lower than one that needs a staging plan.
