What Moves a Quote in Central Texas
The month you are asking in
This moves an Austin quote more than it moves a quote anywhere else we work, and it is the first question we settle. On property containing golden-cheeked warbler habitat, clearing may not be conducted from March 1 through August 31. The oak wilt window runs February 1 through June 30, when oaks should not be cut and every wound has to be painted immediately. On the limestone side of the county those two overlap into a practical working season of roughly September through February. Booking inside that window is not a discount, but asking for the work outside it can mean the job cannot be scheduled at all on that parcel. Whether your ground is in habitat is a determination the governing authority makes, not us.
Which side of Interstate 35 the parcel sits on
West is Edwards Plateau limestone, thin soil over rock. A tracked machine works differently on it, wear is higher, and the driver of the number is how much material is standing on how little dirt. East is Blackland Prairie, where Houston Black soil runs 40 to 60 percent clay, cracks wide in summer and sticks to everything when wet. Manor sits in it. Same acreage, same brush, two different quotes, and the reason a phone number given sight unseen in this market is usually wrong.
Whether the growth resprouts or not
Ashe juniper does not sprout from the stump. The US Forest Service species review classifies it as a tree without an adventitious-bud root crown and states that it does not reproduce asexually, so what comes back is a slow seedling carpet from the soil seed bank rather than new stems off the cut tree. Mesquite and yaupon do the opposite and push new growth from the root system. On a juniper acre you are usually buying one job. On a mesquite or yaupon acre you are buying a first pass and a plan, and we quote those separately so you can see which one you are being sold.
Which office the address answers to
In unincorporated Travis County the trigger is the machine, not the acreage: clearing that requires no grading and only hand tools does not require a permit, but clearing utilizing machinery does. Inside Austin city limits the tree rules apply instead, where a protected tree is 19 inches or more in diameter and a heritage tree of 24 inches or more cannot generally be removed at all. Williamson County has no zoning authority and gates work through subdivision and drainage rules. None of that changes our rate. It changes the lead time, and a job that starts before the paperwork is settled is a job that stops.
Access, slope and what has to leave the property
A tract a trailer can reach off a county road prices lower than one behind a gate, a cattle guard and a mile of two-track. Slope matters more on the west side than most owners expect. And because burning is not a disposal method we offer here, anything that cannot be mulched in place has to be hauled, which is a separate line rather than something folded quietly into a per-acre figure.
