Privet Thickets, Creek Bottoms and Clay

Land around Jackson rarely stays open on its own. Mississippi State University Extension lists Chinese privet as a state invasive that forms dense thickets in bottomland forest, along fence rows and wherever open ground meets woods: the same creek bottoms, pasture edges and back lots found from Canton to Crystal Springs. A privet hedge left alone for ten years becomes a wall, and cut stumps need herbicide from a treatment provider to keep it from coming straight back. Under much of Hinds, Madison and Rankin counties sits the Yazoo Clay, a dense clay the state's geologists describe as swelling when wet and shrinking when dry.

That makes most clearing here a question of growth age, wet days and what to do with the debris. Three Things That Decide a Jackson Job

Yazoo clay changes the conversation about big trees. The Mississippi Office of Geology's circular on the Yazoo Clay says foundation damage in the belt, especially around Jackson, comes mainly from the clay swelling and shrinking with moisture, and it names tree root transpiration among the causes of uneven movement. Clearing a wooded lot does not change that on its own, but taking large trees out close to an existing slab changes how much water leaves the soil beside it. Whether that matters depends on the parcel and the foundation, so for big trees near a house we suggest a foundation professional's view before the saw starts. Hinds County prices its clearing permit by the acre. The City of Jackson says any clearing, filling or excavation requires permits. Outside the city, Hinds County Permit and Zoning issues a clearing permit that asks for your recorded warranty deed and costs $100 for the first two acres plus $5 for each acre after that, and development on a tract of an acre or more also falls under the county's stormwater ordinance, where clearing waits until sediment controls are installed. Near the Reservoir, even underbrush can need a plan. Inside the Ross Barnett Reservoir Project Area, the water supply district's regulations call for a tree removal and preservation plan, prepared by a registered forester or certified landscape architect, before tree removal, dirt work or clearing of underbrush, and a tree removal permit within 60 feet of a stream. Owners of a platted single-family lot may take trees within 30 feet of the house, or up to 30 percent of the trees, without that permit. These rules are current as of September 2026, and on a lot near the water they are settled before a machine is booked.

Most work quotes between $1,500 and $4,500 per acre. A privet fence row or understory pass sits near the floor, and whole-tract clearing with stumps out and a shaped finish sits near the ceiling. What moves a Jackson number is how thick and old the growth is, how wet the clay is on the day, and what happens to the debris. Often not. Mississippi's open burning rules keep land clearing debris 500 yards from any occupied dwelling unless a forced-draft system such as an air curtain burner is used, which cuts the distance to 50 yards. Burning is also off where a local ordinance prohibits it or during a High Fire Danger Alert. Across most of the metro that rules out an open pile. These rules are current as of September 2026. Grinding in place avoids the question: there is no pile to build, burn or haul.
It is a question worth asking before anyone cuts.
