The Growth Is Happening Outside the City Limit

Bullard has gone from 3,848 residents at the 2020 census to 5,607 in 2026, a rise of nearly 46 percent, and it is still adding people at about 5.8 percent a year. Lindale has climbed from 6,053 to 7,670 over the same six years, up nearly 27 percent. Both sit outside the City of Tyler, which puts almost all of that new ground on the county side of the permit line, where the questions that decide a project are septic siting, floodplain and subdivision review rather than tree cover. Smith County asks for a lot of half an acre or larger for an on site sewage facility unless the land was platted before 1989, and that single rule decides where the pad can go on a surprising number of tracts.

Three Things That Decide an East Texas Job

Cutting your own timber is not an exemption inside Tyler. The city's Unified Development Code calls for a clearing and grading permit before any agricultural timbering, predevelopment clearing, or depositing of fill on an undeveloped site, and it says that in no case may living, healthy trees of 6 inch DBH or larger come down without one. Dead or diseased trees are excepted. Landowners who have timbered their own ground for years are the ones most surprised by this. Cross the city limit and the authority simply is not there: Texas counties hold no zoning power in unincorporated areas, so Smith County works through subdivision review, floodplain permits and septic siting instead. It changes what we check first on a quote, and it is the single most common surprise on a first walk through here.

Smith County is two ecoregions, and the machine can tell. The county falls in both the Pineywoods and the Post Oak Savannah. On the timber side the soils are acidic pale to dark gray sands and sandy loams under loblolly and shortleaf pine, with 35 to 60 inches of rain a year. On the savanna side they are light coloured acidic sandy loam carrying post oak and blackjack oak over tall grass, with 28 to 40 inches. There is no rock story here and no limestone: what slows a tracked machine on this ground is stem density and how much water the sand is holding. That is why an acre quoted by size alone is usually wrong in one direction or the other, and why we price by what is standing rather than by the number of acres on the deed.

Burning is closed at both ends, so the plan has to be mulch or haul. Smith County has been under a countywide burn ban since 18 August 2026, declared for ninety days unless conditions improve, with a Class C misdemeanor and a fine of up to $500 attached. State rule narrows it further even when no ban is in force, and burning carried out for property development or land clearing has to run through a trench burner or air curtain incinerator, each requiring TCEQ authorisation at the burn site plus a federal operating permit. That chain is long enough that it is rarely worth starting. We do not offer burning in this market. The material goes down as a mat or it goes on a truck, and the quote says which.

Tyler Land Clearing FAQ

Inside the city limits, very likely, and the reason catches people out. The Tyler Unified Development Code requires a property owner, developer or contractor to obtain a clearing and grading permit prior to any agricultural timbering, predevelopment clearing, or depositing of fill on an undeveloped site, and the code says that in no case may living, healthy trees of 6 inch DBH or larger be removed without a permit. Cutting your own timber is not a way around it. Dead or diseased trees are excepted. Whether those provisions reach a given parcel depends on its zoning district and its scope, and outside the city limits the picture changes entirely because Texas counties hold no zoning authority in unincorporated areas. Requirements vary by parcel, scope and jurisdiction. Not right now, and often not even without a ban. Smith County has been under a countywide burn ban since 18 August 2026, declared for ninety days unless conditions improve, and a violation is a Class C misdemeanor carrying a fine of up to $500. Even with no ban in force, state rules make burning awkward for a clearing job: it has to sit at least 300 feet from any structure with sensitive receptors on adjacent property or be downwind of it, start no earlier than an hour after sunrise, finish an hour before sunset, run only when wind is between six and 23 miles an hour, and be attended the whole time. And burning done for property development or land clearing has to go through a trench burner or air curtain incinerator, each needing TCEQ authorisation at the site plus a federal operating permit. Most work quotes between $1,500 and $4,500 an acre, with understory work beneath standing timber near the floor and whole tract clearing with a named finish near the ceiling. What moves a Tyler number is stem density and how wet the sandy loam is on the day, not the acreage. Because the alternatives are harder here than people expect. Burning is off the table under the county ban and heavily restricted by state rule even without one. Hauling means trucks, a tipping destination and a bill that grows with every load. Forestry mulching is one tracked machine grinding standing brush and small trees where they are, stumps ground flush rather than pulled, and the material left as a mat that holds the sandy loam in place through a wet spell. It does not leave stump free, construction ready ground, and we say so before quoting. Where you need a pad graded and the stumps out, that is land clearing and it is scoped and priced as its own job.
Some of it will, and which part depends on what is out there. Chinese privet is the one to ask about: Texas A&M Forest Service lists it among the invasive plants of East Texas and notes it can outcompete native vegetation and take over a forest understory outright. After a mechanical pass it sprouts again from stumps and lateral roots. Mechanical removal is what Cut Brush performs, and it is the half of the job a machine does well. The chemical follow up that actually holds a privet stand needs a Texas Department of Agriculture licensed applicator, which is not a service we offer, so we say plainly at the walk through whether your tract needs one.
